Shortsale Sellers-Mortgage Fraud-Use Those Words Carefully!

Mortgage Fraud -Think and use these words carefully if you are a short sale seller! I say this because I have seller's calling me from all walks of life...from different states...with different situations..short sale situations and some sellers choose the words mortgage fraud!

When I hear mortgage fraud...I ask immediately...have you called an attorney? In most instances..a REALTOR is the first person they call..and in some instances its just been me!

My advice to sellers:

Be very careful using the term mortgage fraud..you may in fact implicate yourself! Seek the advice of an attorney..especially if you have..a stated income loan...or You know the 1003 application...has false information..after all you signed the darn thing and that signature might be enough to implicate yourself.

My advice to REALTORS:

Ask thought provoking questions..you'll get the answers...and most of all listen..and the next time you speak to a short sale seller let them know..their very own actions might in fact implicate them. Remind them you are not an attorney..and that they should in fact..seek the advice of an attorney!

Are You A Walking Contradiction?

Last night I was viewing posts and profiles...you know checking out some of the different widgets Activerain members use. I will say that I am not an SEO expert...but if you check out some of the profiles on the rain...it will surprise you the places you will find people...the widgets that they use and the use of their key words.

The computer scientist and I were chatting about copyscape...and as I was viewing blog posts...I noticed..not only are people using copyscape..but are allowing reblogging at the same time. Isn't that a contradiction?

I don't think I want to risk..reblogging a post...when there is the neon sign warning...do not copy...copyscape....so I guess my question is..would reblogging a post such as this be considered a form of plagiarism considering the fact that someone is using copyscape?

Would you reblog a post that includes the famous copyscape logo? Oh, not me..copyscape and reblogging combined..to me a walking contradiction!

Conversations With Rainers..Pinch Me Already!

I am star struck by the net, that's right..who would have thought in my lifetime I would be connecting with people without leaving my chair..without spending millions. This amazes me and I never take it for granted.

Often times we expect the net to work for us by placing posts or just having a website..the truth is you have to still utilize other forms of contact with picking up the phone and face to face..another words prospecting whether you are fund raising or contacting buyers and sellers.

Now when I say I am star struck by the net..its the whole concept along with people...the net is people..we as people build the net.

People still need to supplement additional tools to their on line marketing.

While raising money for MDA I had the privilege of talking to rainers...I want to thank each of you with a little link love not only for conversations..but for donations..and those that donated and I did not call.

Sorry but that day, I was prospecting and prospecting hard.

4 hours and who did I talk to.. (gee I hope I don't forget anyone) Please tell me! :)

Don Rogers always makes for great conversation as a matter of fact I told him yesterday he is one of the few who can get away with calling me ma'am.

Todd Clark respected the fact I was prospecting so we chatted a few minutes and it was on to the next call...

Tom Braatz made me smile with his enthusiasm..

and I asked Brad Andersohn for his autograph and really really appreciated the conversation...

Missy Caulk is one of my favorite people on the rain...so our brief conversation really pumped me up..

Brian Block is a real pro..I didn't leave him a message but he called me back and left me a message.

OK, so I did leave a message for my on line crush..Marti I had too..after all he does so much for so many.

Wayne Garab and I chatted a bit..I have a phone date with him next week.

JeannetteNeerpat checked up on me..darn she is a real estate machine right now.

Scott Daniels and I spoke briefly, not paying attention I thought it was Neal Bloom so sorry Scott for the way I answered the phone..with YO! I was embarrassed and I admit I address Neal this way!

Sara Bonert was so sweet and warm..I've met the cutie pie..and she sent an early donation..I had to call her..she led me to Spencer Rascoff who gave me the largest donation.

Jason Sardi is like a little brother and I really enjoyed talking with him. Geez I hope I didn't forget anyone.

Oh yeah, Mark Dougherty, Ian Anderson and Leslie Wedemeyer....Donna Dosch, a few of the Daytona Beach Rainers.

Then there were a few I did not get to talk to..but I called..hopefully they were selling lots of real estate and making lots of money.

Midori Released.. Prospecting 101 Training Class In Session!

When I was a little girl...I learned early on...ask and you shall receive.. sometimes I had to ask a couple of times using different methods..I know you understand what I am talking about..after all each and every one of us were kids once and even as adults we use this method...its pretty simple..I call it..

P-R-O-S-P-E-C-T-I-N-G

When I started the fundraiser I raised $700.00. Prospecting to the test...warm calling that is...Midori Style!

For me I thought this was going to be a piece of cake but once I got there..my goal was too high. I say that because I was slow putting my web page together...sending emails and making phone calls and darn it I ran out of time to send that final email reminder to my sphere of influence. I waited..I got busy...doing other things...any thing except what I was supposed to be doing...looking for the donations for the MDA that would mean prospecting every chance I had!

I set my goal for $1,000.00. Many of my friends are in the real estate business. I know real estate professionals they are so giving...which leads me to say many contribute to many charities..small donations. Many organizations...so I know I can't be greedy..I was willing to take a dollar, anything because I knew the strength would be in numbers. Real Estate is a numbers game and so is prospecting!

So with laptop in front of me and my cell phone and headset on..I began..it was a slow start but then I got on a roll. I had tabs across my browser...activerain, my mda page, email and the google search. I started calling and emailing and an amazing thing happened. When I left I raised $925.00. I was disappointed in myself..do you ever feel that way about prospecting? Commit to a realistic goal of prospecting..via face to face, online and on the phone!

It definitely was a networking event..business owners..city representatives, heck I road back with a real jail guard. It was funny..the jail guard went to jail! (I have a secret to reveal, I kinda felt bad..he didn't raise very much money) I think he might need to work on his sphere. One of my friends from RE/Max stopped by to see me to drop off her donation..wouldn't you know it by just showing up and talking with people..she actually has a potential listing. Be creative in the networking events you attend!

I Wrote a few posts...others wrote posts...maybe a total 6..oh and 2 re-blogs baby! Sent an email out..and casually talked face to face..and phone. The day of...I called..warm called..to people who I had never called before but called people who I feel I know because of my social networking..time was of the essence. Manage Your Time!

I called, no answer, I listened to the message. Very few gave their email address in their phone message but many stated they would respond within 24 hours or as quickly as possible. Nope I did not leave too many messages. Just like a buyer or seller sometimes 24 hours is too long.

By the end of the day I was done! In all honesty I probably worked 4 hours prospecting. I don't recommend that much every day but I would prospect until I got an appointment.

I was so excited each and every time I spoke to someone heck I even called Sara Bonert and asked her for Zillow ..I thought I'm going to call Spencer Rascoff. Today I got guts! I remembered as a kid..ask and you shall receive. Take a leap of faith, sometimes people really surprise you!

This evening I came home and found a few surprises in my email. I am still raising money..sometimes you have to patient and know prospecting efforts will pan out and if you stay in touch your odds have increased. What you do now will come to you within 90 days!

During the entire event you could ring the bell or use the hand clappers for donations of $100.00. My goal was many donations but I would have loved to hear the bell go off just once.

Spencer Rascoff of Zillow.com sent me an email and happily donated to MDA. I ran out into my living room and rang my little oriental bell, OK I admit I got goosebumps and star struck! :) Hey it's Spencer and Zillow.com.

One thing about Spencer he made it clear, 24 hours by phone or for a faster response email him. I liked that! I emailed him..and wouldn't you know it he ended up my biggest contributor so In the process I changed my voice mail recording. People can sometimes surprise you..ask and you shall receive.

Today I checked the balance...as of 11:45 pm I raised $1,085.00 for MDA, that means all of us helped send a kid to camp, 1 support session, and a couple of minutes of research. Thank You..Thank You!

The MDA girls, they were cute..and did an excellent job. They knew who I was because I sent them the link to my blog..I just knew their names but now I know the faces. I was impressed..with the marketing..I was impressed with all the volunteers..with all the sponsors..and how they treated us. Those girls treated us like celeb's and I had a blast!

This morning when I walked in the office..I started cleaning up my desk..I gotta get better organized and adjust a few things but after just being released from jail...and a good nights sleep...It felt good but better yet it produced results. I'm going to be prospecting more than ever!

Warning-Craigslist..Fraud and Ebay! Be Very Careful, Warn Property Owners!

This morning "The listing machine" had a story he wanted me to blog about. It's a true story and can happen to anyone. Recently he has been working with one of his customers to purchase some vacant land. Now his customer has a house to sell it was placed on craigslist. He placed it there..and was shocked at what he had found.

This is not one case of this there are several on Ebay right now!

While going through ebay this same customer found his property on ebay..not placed there by him or by the listing machine.

While looking at the ebay listing it was his own words...his pictures...and definitely his house lifted from his posting on craigslist.

So who is selling it? It isn't him but someone else he does not know, a scam trying to get people to bid high for an escrow deposit.

Please, be very careful and check your city..it seems that they are going after unsuspecting FSBO's generally never been listed in the MLS.

This is just another reason to list with a REALTOR!

Now before you hit the next button it might be a good idea to read a few lines before you decide to do so you might miss out on some vital information..information from the book..that will benefit any business.

The reality it takes time!

Should you join a blog network? Yes, Darren Rowse does enjoy his relationships that he builds but still recommends you have your own site and experience being a solo blogger too!

Never ever have a link request email as your first conversation with a blogger. Get to know them first. Do not be surprised either if a blogger that you think you know well ignores your link requests.

You have a much better chance of success if you do the following:

Be human
Be interesting
Be deserving

Build Community and get more comments! Jakob Neilsen's usability study found that 90 percent of on line community users are lurkers and only 1 percent actively contributing.

How do you gain more comments?

Ask questions, be gracious, be interactive to name a few.

The book is loaded with sites and different concepts but most of all the important questions bloggers ponder. I do give the book thumbs up..reading it reminded me most blogging tips are universal business tips. Tips on service, of sales skills and true marketing not much different than running a business....any business.

Things To Question On A Listing Appointment

I love listings! Nothing can really change my mind. Through the years my questions have evolved. One thing is certain I have to know my product, I have to believe in my product and just like the consumer I need to see value to bring value to the table.

So when you take a look at the value sometimes you have to go back.... go back to when they first purchased the property. A few things to question when you are on a listing appointment:

1. Do you ask for your customers past closing docs? I do, is there a prepayment penalty on their current loan? Are there clauses in their mortgage that may be unique and costly to them now? Did they obtain some type of down payment assistance and will selling now effect their bottom line? Sometimes the original information is important in today's sale because an error occurred or something is not recorded or records not updated.

2. Do you inspect the house prior to listing? I know we aren't inspectors but do you point out the obvious such as functional items that need repaired. I test all the appliances, test the ac, check for leaky pipes, look at the roof, etc. When I say test I clearly mean its working but fully functional Nope, I don't know. I make it clear this is for my own purposes and not a home inspection. Because before I leave, they get a to do list. If I have to come back for the listing..sometimes its worth the wait.

3. Do you listen to the customer? Who is filled with emotion? Who makes the decisions? Are they analytical? Are they visual? Long winded? Short Attention Span? Argumentative? Demanding? Know who you are dealing with. This may sound strange or even cold but you have to understand this in order to communicate to the best of your ability.

4. Do you recommend a pre-listing inspection? An appraisal? Stager? These are things to mention to every real estate seller, it may make a difference in selling the property vs. you just listing it.

5. If they are relocating do you offer? A referral to another agent? Mortgage Pre-qualification to make sure they can buy when they move? Lowe's REALTOR discounts?

Verbal Offers, I Don't Want To Waste Your Time! Guess What You Just Did!

I've been in real estate since the early 90's..and one thing is certain..I have seen agents attempt to reinvent the wheel...I don't mean marketing...I mean the basics..I mean in presenting offers..

Without a contract
Without a deposit
Without the terms

Only words and you think your doing your customer a service?

How about mine?

See I thought the intent was to sell a house..if that is the case give your customer a fair shot at it.

Without a verbal offer but in writing, a written offer.

An offer they can visually see via sales contract.

With a commitment which means a deposit and how do you expect a seller to respond without terms.

Think about this....

My listing agreements always say No verbal offers, that means the seller will only accept written offers. That means YOU are no exception to the rule!

Have you ever presented a verbal offer and then the buyer changes their mind? Now what? I guess you got some splaining to do!

Do banks accept verbal offers? NO so don't expect me working on a short sale to do different. You can't get the buyer to commit long enough to submit a written offer, maybe you should go back and screen them once again.

If a buyer find a home worthy for themselves and their families don't you think they deserve a fair shot at being a homeowner? It happens a written offer comes in the same time a verbal is given..which do you think a real estate seller is going to take serious?

Just how many verbal offers have been miscommunicated for it to never ever turn into a sales contract? Then the verbal turns into nothing..Nada..zilch..and you don't want to waste my time? How about yours or your buyer's?

What about negotiations, don't you think you might negotiate easier with proof of a very serious ready, willing and able buyer? People are visual! Hello

If you are working for your customer, there are times...they are incorrect..its those hard to have conversations that may turn a verbal offer into a written contract.

Its our job to explain why it's important to get our offers in writing and just because your customer (a buyer) wants you to present the offer verbally, I have to ask is this a service or dis-service?

If they hired you, why not have the guts to explain the pitfalls in verbal offers?

The next time someone calls me and states, "I don't want to waste your time..

I might have to fire back..you just did!" How about you? Do you present verbal offers? Why?

Karma-What Goes Around Comes Around-Even In Our Real Estate Worlds!

This past Tuesday we had our Daytona Area Association of REALTORS general breakfast at the Halifax Marina. Now I have to admit, I don't like being somewhere in the morning at 8 am unless I am on vacation but for me I just roll out of bed...go over the bridge and park..Lucky me!

Once I get over the shock of being out and about at 8 am I truly enjoy myself.

The best breakfast in town and actively participating and listening, yes I am in my element..its pretty social and it's FREE!

At our general meetings we usually have some incredible speakers, 50/50 and RPAC drives.

This meeting, a memory trainer..well worth it..another blog post..

As far as RPAC, I do believe that it's important but the problem is sometimes I don't always believe in the stanz they take but I am involved and I contribute and I know deep down they have REALTORS best interests at heart.

I am not alone in this thinking..as a matter of fact RPAC put together a basket and there was an auction for it in the morning...bidding started at $20.00 and it wasn't long before the affiliate of the month for August Jim Tobin from Accumobile Storage Inc raised his hand and bid $100.00.

Jim Tobin ..the recipient of a lovely basket for $100.00.

Before the closing of the breakfast it was the usual 50/50...50% going to a real estate industry professional and 50% to RPAC..the pot was $140.00 for RPAC and $140.00 for the real estate industry professional. Who do you think won it?

Jim Tobin..he actually walked out of there with a basket and $40.00.

Talk about Karma!

Funny thing, I had never met him before but I will say we met that day, as a matter of fact, I took a bunch of his brochures from him.

It's a great thing you did Jim...do you believe in karma...I do!

Web 2.0 is Huge! Midori Is Going Places!

Recently I have decided to reduce the amount of time I spend on the rain. Its not easy especially for someone so addicted.

One of the things that made me go this route was the fact that now I am expected to have a second life..

I'm soooooo busy with the first one but I managed to get set up and situated and I have to admit I really like it.

Hey I'm a hot blond in my second life that's because I can't resemble Nancy Dance!

Its like playing barbies for me or better yet...The Sims...

Hey the look matters but my goal is to get myself looking like myself!

The technology committee has decided that our next meeting will be in second life. To connect with me there my name...Midori Quandry!

Millionrss. com is an interesting concept and I had to join. I remember the early days of Activerain..being a part of something so new can be so rewarding! It seems every day hundreds are joining...it won't be long before they are at a million rss feeds.

The fun part you can vote (bump) to increase your readership by sydicating to the members.

Not much different than some of the other sites that offer rankings, syndication and the ability to grow your readership.

Feedburner-Another great tool out there. I know I'm slow and have really been missing the boat.

Analyze, Optimize, Publicize and monetize your blogs. I should have joined this place a long time ago.

A very nice subscribe to me widget, better yet..you should see how your blog posts look when someone gets emailed of a new post! Imagine that it's free!

Widgetbox has some great new widgets, I am trying to get my sidebars on my blogs much more organized and want to connect to people all around the globe.

Now people can join me on linked, twitter, facebook and my outside blogs all in one spot.

Am I convinced?

Not sure there are many places where you can grab all the social networks you belong to and put them in one place.

Blogger, well I wasn't that thrilled at first but I will say it does help with SEO but I started reading and doing some research. Here is what I found.

If you have a blog with blogger and you want to remove the navigation bar at the top it can be done.

Blogger now offers many templates and there is 3 column templates..check out mine..there is no sign of a blogger blog!

It's new and I like the way it looks.

Tell me can you tell it's a blogger template?

Podbean is a great site to host your podcasts.

While I was a little slow at podcasting its my favorite way to go. I just write a blog post and read it with my voice..expressions and the way I want it to sound!..

In the future it will be used in a different way. Not sure of all the sources but I am learning, for now this is the place I want to be!

Oh and they have a nice blogging platform to!

The first challenge on the makeover2takeover was creating and utilizing your database.

For myself and Jeannette we opted for keepm.com and then to outlook and then of course our phones.

The goal is to get them into my phone from the get go..am I better??????

Nope, but its the extra steps needed to get my database in some sort of order.

Last but not least I have been reading problogger and if you get the chance to buy the book, do so..there are many great resources and tons of information.

I am almost done..its a thin book but the resources in it is what slows down my reading but for me its well worth it and my best advice....use your highlighter!

One of the best things I have done for myself is to subscribe to the problogger, every day I can see what he has written and I can count on learning something new every single day!

Reading Darren Rowse I then was introduced to Yaro Starak! No not personally I've been listening...

Yaro Starak has some great video tutorials on how to make money with your blogs. I find these video's very useful and even practical for real estate industry professionals. No I don't mean add ad sense or tons of advertising but practical advice to gain more readers...to appeal to more people

As you can see, Midori is going places..but one thing you can count on...I always have to take a break and share with my friends..right here on the rain!

BTW, I love the fact we can reblog!

Too bad I can't reblog myself because I would...so if you write good articles and do not want them re posted...then do not reblog...because I will hit that little arrow on the top..

With reblogging ....the community members have so much to gain..as long as they can see the good vs. the evil.

Prospecting-Just Like A Beat-Blog-E-Mail and Call!

Your blogs give you many benefits with SEO, a familiar name/face and an on line presence. Did you know you really can build relationships via your blogs?

Quality content, consistent and interesting will get you return readers, fans and some blasts from the pasts..once you start building relationships you got yourself a strong sphere of influence. But how do you get your sphere to take you serious? Here are a few of the observations I made.

Prospecting for My Bail!

It started with a blog post-with the post came a few comments lots and lots of views, posted it on twitter, mybloglog and facebook too! I saw people I hadn't seen in a long time..why because I had a catchy title. But the catchy title was not enough.

$20.00 in donations until yesterday I made that donation..it was the only donation I had. That's why

phase two began:

E-Mail-I utilized my database of all the email addresses I've collected..Next phase e-mails because I need to make bail. After I hit send...in a matter of minutes I finally had some donations! This morning I was surprised and the donations keep trickling in!

I had my thank you email ready to go..and then I continued to spread it on the web. Is it enough? No it's not! I'm committed..even if I met my goal..MDA can always use more donations and a real estate professional can always use more customers.

Same concept...different reasons

Real estate thought: Prospect as if you had no business you can bet you will have steady streams of income. This may help in preventing dry spells in income. One of the main reasons agents get out of the business. When will I get paid again?

Phase three will begin August 27th..all day...Ring...ring..ring, Hi it's Midori....

With a Phone Call-I have to make this fun for myself and I wonder just how many activerainer's I can talk to in one day! With 102,736 on the network..its a numbers game right? I figure since I am going to be locked up..I'm going to be on the phone yapping all day! :)

I just wonder how many activerainers will I talk to August 27th in the process.

August 28th you will find out! and lets see just how much I can raise for the MDA.

It really comes down to this..if you are going to blog for business..have a follow up plan in place. With subscriptions, newsletters and capturing emails.

Next pick up the phone and talk and get acquainted..remember real estate is a people to people business..computers are meant to simplify our lives not disconnect us from the very human aspects of life

That's why a phone call is sometimes necessary. I bet if you tried this method you might find yourself picking up an extra sale or listing...and in the process enjoying some nice conversations.
