      <title>Shortsale Sellers-Mortgage Fraud-Use Those Words Carefully!</title>
      <description>&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Mortgage Fraud&lt;/strong&gt; -&lt;/span&gt;Think and use these words carefully if you are a &lt;strong&gt;short sale seller!&lt;/strong&gt;&amp;nbsp; I say this because I have seller's calling me from all walks of life...from different states...with different situations..short sale situations and some sellers choose the words mortgage fraud!&lt;/p&gt;
&lt;p&gt;When I hear mortgage fraud...I ask immediately...have you called an attorney? In most instances..a&lt;a href="http://www.daytonarealtors.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; REALTOR&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; is the first person they call..and in some instances its just been me!&lt;/p&gt;

&lt;p&gt;&lt;a href="http://www.daytonarealestatetrainer.com" target="_blank"&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;My advice to sellers:&lt;/strong&gt;&lt;/span&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;Be very careful using the term mortgage fraud..you may in fact implicate yourself!&amp;nbsp; Seek the advice of an attorney..especially if you have..a stated income loan...or You know the 1003 application...has false information..after all you signed the darn thing and that signature might be enough to implicate yourself.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.daytonarealestatetraining.com" target="_blank"&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;My advice to REALTORS:&lt;/strong&gt;&lt;/span&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;Ask thought provoking questions..you'll get the answers...and most of all listen..and the next time you speak to a short sale seller let them know..their very own actions might in fact implicate them.&amp;nbsp; Remind them you are not an attorney..and that they should in fact..seek the advice of an attorney!&lt;/p&gt;

      <title>Are You A Walking Contradiction?</title>
      <description>&lt;p&gt;Last night I was viewing posts and profiles...you know checking out some of the different widgets&lt;a href="http://www.activerain.com" target="_blank"&gt; &lt;/a&gt;&lt;strong&gt;&lt;em&gt;&lt;a href="http://www.activerain.com" target="_blank"&gt;Activerain&lt;/a&gt; members &lt;/em&gt;&lt;/strong&gt;use.&amp;nbsp; I will say that I am not an&lt;em&gt;&lt;strong&gt; SEO&lt;/strong&gt;&lt;/em&gt; expert...but if you check out some of the profiles on the rain...it will surprise you the places you will find people...the widgets that they use and the use of their key words.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;The computer scientist and I were chatting about &lt;strong&gt;&lt;em&gt;copyscape&lt;/em&gt;&lt;/strong&gt;...and as I was viewing&lt;a href="http://www.daytonarealestatetraining.com" target="_blank"&gt; &lt;strong&gt;&lt;em&gt;blog posts&lt;/em&gt;&lt;/strong&gt;&lt;/a&gt;...I noticed..not only are people using copyscape..but are allowing&lt;a href="http://activerain.com/blogsview/660014/Yeah-Baby-You-Can" target="_blank"&gt; &lt;/a&gt;&lt;strong&gt;&lt;em&gt;&lt;a href="http://activerain.com/blogsview/660014/Yeah-Baby-You-Can" target="_blank"&gt;reblogging&lt;/a&gt; &lt;/em&gt;&lt;/strong&gt;at the same time.&amp;nbsp; Isn't that a contradiction?&lt;/p&gt;
&lt;p&gt;I don't think I want to risk..reblogging a post...when there is the neon sign warning...do not copy...&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;&lt;a href="http://www.copyscape.com/" target="_blank"&gt;copyscape&lt;/a&gt;&lt;/strong&gt;&lt;/span&gt;....so I guess my question is..would reblogging a post such as this be considered a form of&amp;nbsp; plagiarism considering the fact that someone is using copyscape?&lt;/p&gt;
&lt;p&gt;Would you reblog a post that includes the famous&lt;em&gt;&lt;strong&gt;&lt;a href="http://www.copyscape.com/" target="_blank"&gt; copyscape&lt;/a&gt;&lt;/strong&gt;&lt;/em&gt; logo? Oh, not me..copyscape and reblogging combined..to me a walking contradiction!&lt;/p&gt;

      <title>Conversations With Rainers..Pinch Me Already!</title>
      <description>&lt;p&gt;I am star struck by the net, that's right..who would have thought in my lifetime I would be connecting with people without leaving my chair..without spending millions.&amp;nbsp; This amazes me and I never take it for granted.&lt;/p&gt;
&lt;p&gt;Often times we expect the net to work for us by&lt;a href="http://activerain.com/blogsview/662147/Midori-Miller-You-Are" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; placing posts&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; or just having a&lt;a href="http://www.daytonarealestatetrainer.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; website&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;..the truth is you have to still utilize other forms of contact with picking up the phone and face to face..another words prospecting whether you are fund raising or contacting buyers and sellers.&lt;/p&gt;

&lt;p&gt;While raising money for&lt;a href="https://www.joinmda.org/daytonatelu2008/midorimiller" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; MDA&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; I had the privilege of talking to rainers...I want to thank each of you with a little link love not only for conversations..but for donations..and those that donated and I did not call.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sorry but that day, I was prospecting and prospecting hard.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;4 hours and who did I talk to.. (gee I hope I don't forget anyone)&amp;nbsp; Please tell me! :)&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.drogershomes.com/" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;Don Rogers&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; always makes for great conversation as a matter of fact I told him yesterday he is one of the few who can get away with calling me ma'am.&amp;nbsp;&lt;strong&gt; &lt;a href="http://www.ifoundyournewhome.com/" target="_blank"&gt;&lt;/a&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;a href="http://www.ifoundyournewhome.com/" target="_blank"&gt;Todd Clark&lt;/a&gt;&lt;/strong&gt; respected the fact I was prospecting so we chatted a few minutes and it was on to the next call...&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.tombraatz.com/" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;Tom Braatz&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; made me smile with his enthusiasm..&lt;/p&gt;

      <title>Midori Released.. Prospecting 101  Training Class In Session!</title>
      <description>&lt;p&gt;When I was a little girl...I learned early on...ask and you shall receive.. sometimes I had to ask a couple of times using different methods..I know you understand what I am talking about..after all each and every one of us were kids once and even as adults we use this method...its pretty simple..I call it..&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;P-R-O-S-P-E-C-T-I-N-G&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When I started the fundraiser I raised $700.00. Prospecting to the test...warm calling that is..&lt;a href="http://www.daytonarealestatetraining.com" target="_blank"&gt;&lt;strong&gt;&lt;em&gt;.Midori&lt;/em&gt;&lt;/strong&gt;&lt;/a&gt; Style!&lt;/p&gt;
&lt;p&gt;For me I thought this was going to be a piece of cake but once I got there..my goal was too high.&amp;nbsp; I say that because I was slow putting&lt;a href="https://www.joinmda.org/daytonatelu2008/midorimiller" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; my web page&lt;/strong&gt;&lt;/em&gt; &lt;/a&gt;together...sending emails and making phone calls and darn it I ran out of time to send that final email reminder to my&lt;a href="http://activerain.com/blogsview/108420/The-Big-Three-The" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; sphere of influence&lt;/strong&gt;&lt;/em&gt;.&lt;/a&gt;&amp;nbsp; I waited..I got busy...doing other things...any thing except what I was supposed to be doing...looking for the donations for the MDA that would mean prospecting every chance I had!&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.century21sundance.com" target="_blank"&gt;&lt;img src="http://activerain.com/image_store/uploads/8/6/2/8/8/ar121998070888268.jpg" height="199" alt="" width="240" style="margin: 11px 22px; float: right;" /&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;I set my goal for $1,000.00. Many of my friends are in the &lt;a href="http://www.daytonarealestatetrainer.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;real estate&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; business.&amp;nbsp; I know real estate professionals they are so giving...which leads me to say many contribute to many charities..small donations. Many organizations...so I know I can't be greedy..I was willing to take a dollar, anything because I knew the&lt;em&gt;&lt;strong&gt; strength would be in numbers&lt;/strong&gt;&lt;/em&gt;.&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;&amp;nbsp; Real Estate is a numbers game and so is prospecting!&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;So with laptop in front of me and my cell phone and headset on..I began..it was a slow start but then I got on a roll.&amp;nbsp; I had tabs across my browser..&lt;a href="http://www.activerain.com" target="_blank"&gt;.&lt;em&gt;&lt;strong&gt;activerain&lt;/strong&gt;&lt;/em&gt;,&lt;/a&gt; my mda page, email and the&lt;em&gt;&lt;strong&gt; &lt;a href="http://www.google.com" target="_blank"&gt;google search&lt;/a&gt;&lt;/strong&gt;&lt;/em&gt;.&amp;nbsp; I started calling and emailing and an amazing thing happened. When I left I raised $925.00. I was disappointed in myself..do you ever feel that way about prospecting?&lt;strong&gt;&amp;nbsp; &lt;/strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Commit to a realistic goal of prospecting..via face to face, online and on the phone!&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;It definitely was a networking event..business owners..city representatives, heck I road back with a real jail guard.&amp;nbsp; It was funny..the jail guard went to jail! (I have a secret to reveal, I kinda felt bad..he didn't raise very much money) I think he might need to work on his sphere. One of my friends from&lt;a href="http://activerain.com/lesliewedemeyer" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; RE/Max&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; stopped by to see me to drop off her donation..wouldn't you know it by just showing up and talking with people..she actually has a potential listing.&amp;nbsp; &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Be creative in the networking events you attend!&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;I Wrote a few posts..&lt;a href="http://activerain.com/blogs/dapper1906" target="_blank"&gt;.&lt;em&gt;&lt;strong&gt;others wrote posts&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;...maybe a total 6..oh and &lt;em&gt;&lt;strong&gt;2 &lt;a href="http://activerain.com/blogsview/662147/Midori-Miller-You-Are" target="_blank"&gt;re-blog&lt;/a&gt;s&lt;/strong&gt;&lt;/em&gt; baby!&amp;nbsp; Sent an email out..and casually talked face to face..and phone.&amp;nbsp; The day of...I called..warm called..to people who I had never called before but called people who I feel I know because of my social networking..time was of the essence. &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Manage Your Time!&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;I called, no answer, I listened to the message.&amp;nbsp; Very few gave their&lt;a href="mailto:midorimiller@yahoo.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; email address&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; in their phone message but many stated they would respond within 24 hours or as quickly as possible.&amp;nbsp; Nope I did not leave too many messages.&amp;nbsp; &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Just like a buyer or seller sometimes 24 hours is too long. &lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;By the end of the day I was done!&amp;nbsp; In all honesty I probably worked 4 hours prospecting.&amp;nbsp; I don't recommend that much every day but I would &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;prospect until I got an appointment.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;I was so excited each and every time I spoke to someone heck I even called&lt;a href="http://activerain.com/sarab" target="_blank"&gt; &lt;em&gt;&lt;strong&gt;Sara Bonert&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; and asked her for &lt;a href="http://www.zillow.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;Zillow &lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;..I thought I'm going to call&lt;a href="http://activerain.com/blogs/srascoff" target="_blank"&gt; &lt;/a&gt;&lt;em&gt;&lt;strong&gt;&lt;a href="http://activerain.com/blogs/srascoff" target="_blank"&gt;Spencer Rascoff&lt;/a&gt;.&lt;/strong&gt;&lt;/em&gt;&amp;nbsp; Today I got guts!&amp;nbsp; I remembered as a kid..ask and you shall receive.&amp;nbsp; Take a leap of faith, sometimes&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt; people really surprise you&lt;/strong&gt;&lt;/span&gt;!&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt; &lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;This evening I came home and found a few surprises in my email.&amp;nbsp; I am still raising money..sometimes you have to patient and know prospecting efforts will pan out and if you stay in touch your odds have increased.&amp;nbsp; &lt;a href="http://activerain.com/blogsview/58800/As-My-Dad-Would" target="_blank"&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;What you do now will come to you&amp;nbsp; within 90 days!&lt;/strong&gt;&lt;/span&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;During the entire event you could ring the bell or use the hand clappers for donations of $100.00.&amp;nbsp; My goal was many donations but I would have loved to hear the bell go off just once.&lt;/p&gt;
&lt;p&gt;Spencer Rascoff of Zillow.com sent me an email and happily donated to MDA.&amp;nbsp; I ran out into my living room and rang my little oriental bell, OK I admit I got goosebumps and star struck! :)&lt;a href="http://www.zillow.com/profile/spencer" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;&amp;nbsp; Hey it's Spencer and Zillow.com.&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;One thing about Spencer he made it clear, 24 hours by phone or for a faster response email him.&amp;nbsp; I liked that!&amp;nbsp; I emailed him..and wouldn't you know it he ended up my biggest contributor so In the process I changed my voice mail recording.&amp;nbsp; &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;People can sometimes surprise you..ask and you shall receive. &lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;a href="https://www.joinmda.org/daytonatelu2008/midorimiller" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;Today I checked the balance...as of 11:45 pm I raised $1,085.00 for MDA, that means all of us helped send a kid to camp, 1 support session, and a couple of minutes of research.&amp;nbsp; &lt;span style="text-decoration: underline;"&gt;Thank You..Thank You!&lt;/span&gt;&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;The MDA girls&lt;/strong&gt;&lt;/em&gt;, they were cute..and did an excellent job.&amp;nbsp; They knew who I was because I sent them the link to &lt;a href="http://www.myfloridarealestatetrainer.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;my blog&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;..I just knew their names but now I know the faces.&amp;nbsp; I was impressed..with the marketing..I was impressed with all the volunteers..with all the sponsors..and how they treated us. Those girls treated us like &lt;em&gt;&lt;strong&gt;&lt;a href="http://www.midoriinterviews.com" target="_blank"&gt;celeb's&lt;/a&gt; &lt;/strong&gt;&lt;/em&gt;and I had a blast! &amp;nbsp;&lt;/p&gt;
&lt;p&gt;This morning when I walked in the office..I started cleaning up my desk..I gotta get better organized and adjust a few things but after just being released from jail...and a good nights sleep...It felt good but better yet it produced results.&amp;nbsp; I'm going to be&lt;em&gt;&lt;strong&gt;&lt;a href="http://twitter.com/midorimiller" target="_blank"&gt; prospecting&lt;/a&gt; &lt;/strong&gt;&lt;/em&gt;more than ever! &amp;nbsp;&lt;/p&gt;

      <title>Midori Miller, You Are Under Arrest! </title>

&lt;p&gt;In order for Midori to be released &lt;strong&gt;she has to raise bail in the amount of&lt;/strong&gt; &lt;strong&gt;$3,200&lt;/strong&gt; and she has so far she has raised &lt;strong&gt;$700&lt;/strong&gt;.&lt;/p&gt;

      <title>Warning-Craigslist..Fraud and Ebay!  Be Very Careful, Warn Property Owners!</title>
      <description>&lt;p&gt;This morning&lt;strong&gt;&lt;em&gt; &lt;a href="http://www.volusiacountympo.com/documents/pdf/2007Ag_Min/BPAC/MinBPAC11_14_07.pdf" target="_blank"&gt;"The listing machine"&lt;/a&gt;&#160;&lt;/em&gt;&lt;/strong&gt;had a story he wanted me to blog about.&#160; It's a&#160;true story&#160;and can happen to anyone.&#160; Recently he has been working with one of his customers to&#160;purchase some vacant land.&#160; Now his customer has a house to sell it was placed on&lt;strong&gt; &lt;em&gt;&lt;a href="http://www.craigslist.org/about/sites.html" target="_blank"&gt;craigslist&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt;.&#160; He placed it there..and was shocked at what he had found.&#160;&lt;/p&gt;

&lt;p&gt;While going through ebay this same customer found his property on ebay..not placed there by him or by &lt;strong&gt;&lt;em&gt;&lt;a href="http://www.johndecarie.com/sellahome/" target="_blank"&gt;the listing machine.&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt;&#160;&lt;/p&gt;
&lt;p&gt;While looking at the ebay listing it was his own words...his pictures...and definitely his house lifted from his posting on craigslist.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;So who&#160;is selling it?&lt;/span&gt;&lt;/strong&gt;&#160; It&#160;isn't him but someone else he does not know, a scam trying to get people to bid high for an escrow deposit.&#160;&lt;/p&gt;
&lt;p&gt;Please, be very careful and&lt;strong&gt;&lt;em&gt; &lt;a href="http://www.johndecarie.com/daytonarelocation/" target="_blank"&gt;check&#160;your city&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt;..it seems that they are going after unsuspecting&#160;FSBO's generally never been listed in the &lt;strong&gt;&lt;em&gt;&lt;a href="http://www.johndecarie.com/search/" target="_blank"&gt;MLS&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt;.&#160;&lt;/p&gt;

Tips on service, of sales skills and true marketing not much different than running a business....any business.&lt;/p&gt;

      <title>Things To Question On A Listing Appointment</title>
      <description>&lt;p&gt;&lt;em&gt;&lt;strong&gt;&lt;a href="http://activerain.com/blogsview/624480/One-Real-Estate-Listing" target="_blank"&gt;I love listings&lt;/a&gt;!&lt;/strong&gt;&lt;/em&gt;&#160; Nothing can really change my mind.&#160; Through the years my questions have evolved.&#160; One thing is certain I have to know my product, I have to believe in my product and just like the consumer I need to see value to bring value to the table.&#160;&lt;/p&gt;
&lt;p&gt;So when you take a look at the value sometimes you have to go back.... go back to when they first purchased the property.&lt;a href="http://activerain.com/blogsview/227604/Midori-Is-Asking-Seller" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; A few things to question when you are on a listing appointment:&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;&lt;/p&gt;

&lt;p&gt;1.&#160;&lt;strong&gt; Do you ask for your customers past closing docs?&lt;/strong&gt;&#160; I do, is there a prepayment penalty on their current loan?&#160; Are there clauses in their&lt;a href="http://activerain.com/blogsview/216825/Real-Estate-Agents-and" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; mortgage&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; that may be unique and costly to them now?&#160; Did they obtain some type of&lt;a href="http://activerain.com/blogs/century21sundance" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; down payment assistance&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; and will selling now effect their bottom line?&#160; Sometimes the original information is important in today's sale because an error occurred or something is not recorded or records not updated.&lt;/p&gt;
&lt;p&gt;2.&#160;&lt;strong&gt; Do you inspect the house prior to listing?&lt;/strong&gt;&#160; I know we aren't inspectors but do you point out the obvious such as functional items that need repaired.&#160; I test all the appliances, test the ac, check for leaky pipes, look at the roof, etc.&#160; When I say test I clearly mean its working but fully functional Nope, I don't know.&#160; I make it clear this is for my own purposes and not a home inspection.&#160; Because before I leave, they get a to do list.&#160; If I have to come back for the &lt;em&gt;&lt;strong&gt;listing&lt;/strong&gt;&lt;/em&gt;..sometimes its worth the wait.&lt;/p&gt;
&lt;p&gt;3.&#160;&lt;strong&gt; Do you listen to the&lt;a href="http://activerain.com/blogsview/507709/Let-s-Try-Conversing" target="_blank"&gt;&lt;em&gt; customer&lt;/em&gt;?&lt;/a&gt;&lt;/strong&gt;&#160; Who is filled with emotion?&#160; Who makes the decisions?&#160; Are they analytical?&#160; Are they visual?&#160; Long winded? Short Attention Span? Argumentative?&#160; Demanding? Know who you are dealing with.&#160; This may sound strange or even cold but you have to understand this in order to communicate to the best of your ability.&lt;/p&gt;
&lt;p&gt;4. &lt;strong&gt;Do you recommend a pre-listing inspection?&lt;/strong&gt;&#160; An appraisal?&#160; Stager?&#160; These are things to mention to every &lt;a href="http://activerain.com/blogsview/456578/Real-Estate-Professionals-Sometimes" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;real estate seller&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;, it may make a difference in selling the property vs. you just listing it.&lt;/p&gt;
&lt;p&gt;5.&#160;&lt;strong&gt; If they are relocating do you offer?&lt;/strong&gt;&#160; A referral to another agent?&#160;&lt;a href="http://activerain.com/blogsview/371496/Basic-Mortgage-Information-Every" target="_blank"&gt; &lt;em&gt;&lt;strong&gt;Mortgage Pre-qualification&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; to make sure they can buy when they move? Lowe's REALTOR discounts? &#160;&lt;/p&gt;

      <title>Verbal Offers, I Don't Want To Waste Your Time! Guess What You Just Did!</title>
      <description>&lt;p&gt;I've been in &lt;a href="http://www.daytonarealestatetrainer.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;real estate&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; since the early 90's..and one thing is certain..I have seen agents attempt to reinvent the wheel...I don't mean marketing...I mean the basics..I mean in presenting offers..&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Without a contract&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;Without a deposit&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;Without the terms&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Only words and you think your doing your customer a service?&lt;/p&gt;

&lt;p&gt;See I thought the intent was to sell a house..if that is the case give your customer a fair shot at it.&#160;&lt;/p&gt;
&lt;p&gt;Without a&lt;em&gt;&lt;strong&gt; verbal offer &lt;/strong&gt;&lt;/em&gt;but in writing,&lt;a href="http://www.myfloridarealestatetrainer.com/2008/07/in-florida-real-estate-buyers-deserve.html" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; a written offer&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;An offer they can visually see via sales contract.&#160;&lt;/p&gt;
&lt;p&gt;With a commitment which means a deposit and how do you expect a seller to respond without terms.&lt;/p&gt;
&lt;p&gt;Think about this....&lt;/p&gt;

&lt;li&gt;My listing agreements always say No verbal offers, that means the seller will only accept written offers. That means YOU are no exception to the rule!&lt;/li&gt;

&lt;li&gt;If a buyer find a home worthy for themselves and their families don't you think they deserve a fair shot at being a&lt;em&gt;&lt;strong&gt; homeowner&lt;/strong&gt;&lt;/em&gt;?&#160; It happens a written offer comes in the same time a verbal is given..which do you think a&lt;a href="http://www.myfloridarealestatetrainer.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; real estate&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; seller is going to take serious?&lt;/li&gt;

&lt;li&gt;What about &lt;em&gt;&lt;strong&gt;negotiations,&lt;/strong&gt;&lt;/em&gt; don't you think you might negotiate easier with proof of a very serious ready, willing and able buyer?&#160; People are visual!&#160; Hello&lt;/li&gt;
&lt;li&gt;If you are working for your&lt;a href="http://www.myfloridarealestatetrainer.com/2008/07/as-consumer-i-would-skim-through.html" target="_blank"&gt; &lt;strong&gt;customer&lt;/strong&gt;,&lt;/a&gt; there are times...they are incorrect..its those hard to have conversations that may turn a verbal offer into a written contract.&#160; &lt;/li&gt;

      <title>Sharing Daytona Beach Florida With You!    </title>

&lt;p&gt;For the past few days we have been getting plenty of rain.&#160;&lt;/p&gt;
&lt;p&gt;Hard rain..the kind that makes you appreciate the blue skies once the rain ends!&lt;/p&gt;
&lt;p&gt;Sunsets in&lt;a&gt;&lt;em&gt;&lt;strong&gt;&lt;a href="http://localism.com/midorimiller" target="_blank"&gt; &lt;/a&gt;&lt;a href="http://localism.com/neighbor/midori" target="_blank"&gt;Daytona Beach,&lt;/a&gt; Florida&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;&lt;a href="http://www.localism.com/midorimiller" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; &lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;sometimes are so incredible.&lt;/p&gt;
&lt;p&gt;Incredible enough to tell a very good friend, I need to snap some photo's I gotta get off the phone.&lt;/p&gt;
&lt;p&gt;Tonight the skies were so incredible..like I have never seen before.&#160;&lt;/p&gt;

      <title>Karma-What Goes Around Comes Around-Even In Our Real Estate Worlds!</title>
      <description>&lt;p&gt;This past Tuesday we had our &lt;a href="http://www.daytonarealtors.com" target="_blank"&gt;&lt;strong&gt;Daytona Area Association of REALTORS&lt;/strong&gt;&lt;/a&gt; general breakfast at the&#160;Halifax Marina.&#160;&#160;Now I have to admit, I don't like being somewhere in the morning at 8 am unless I am on vacation but for me I just roll out of bed...go over the bridge and park..Lucky me!&lt;/p&gt;

&lt;p&gt;Once I get over the&#160;shock of&#160;being out and about at 8 am I truly enjoy myself.&#160;&lt;/p&gt;
&lt;p&gt;The best breakfast in town and actively participating&#160; and listening, yes I am in my element..its pretty social and it's FREE!&lt;/p&gt;
&lt;p&gt;At our general meetings we usually have some incredible speakers, 50/50 and RPAC drives.&#160;&lt;/p&gt;
&lt;p&gt;This meeting, &lt;strong&gt;&lt;em&gt;&lt;a href="http://www.memorytrainer.com/" target="_blank"&gt;a memory trainer&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt;..well worth it..another&#160;blog post..&#160;&lt;/p&gt;
&lt;p&gt;As far as&lt;strong&gt;&lt;em&gt;&lt;a href="http://www.realtor.org/rpacweb.nsf" target="_blank"&gt; RPAC,&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt; I do believe that it's important but the problem is sometimes I don't always believe in the stanz they take but I am involved and I contribute and I know deep down they have &lt;strong&gt;&lt;em&gt;&lt;a href="http://www.activerain.com" target="_blank"&gt;REALTORS &lt;/a&gt;&lt;/em&gt;&lt;/strong&gt;best interests at heart.&#160;&lt;/p&gt;
&lt;p&gt;I am not alone in this thinking..as a matter of fact RPAC put together a basket and there was an auction for it in the morning...bidding started&#160;at $20.00 and it wasn't long before the affiliate of the month for August &lt;strong&gt;&lt;em&gt;&lt;a href="http://www.accumobilestorage.com" target="_blank"&gt;Jim Tobin&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt; from &lt;strong&gt;&lt;em&gt;Accumobile Storage Inc&lt;/em&gt;&lt;/strong&gt; raised his hand and&#160;bid $100.00.&#160; &#160;&lt;/p&gt;

&lt;p&gt;Before the closing of the breakfast it was the usual 50/50...50% going to a &lt;strong&gt;&lt;em&gt;&lt;a href="http://www.daytonarealestatetraining.com" target="_blank"&gt;real estate industry professional&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt; and 50% to RPAC..the pot was $140.00 for RPAC and&#160; $140.00 for the &lt;strong&gt;&lt;em&gt;&lt;a href="http://www.myfloridarealestatetrainer.com" target="_blank"&gt;real estate&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt; industry professional.&#160; Who do you think won it?&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;&lt;a href="http://www.accumobilestorage.com" target="_blank"&gt;Jim Tobin&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt;..he actually walked out of there with a basket and $40.00.&#160;&lt;/p&gt;

      <title>Web 2.0 is Huge! Midori Is Going Places!</title>
      <description>&lt;p&gt;Recently I have decided to reduce the amount of time I spend on the rain.&amp;nbsp; Its not easy especially for someone so &lt;strong&gt;&lt;em&gt;&lt;a href="http://www.activerain.com/midori" target="_blank"&gt;addicted.&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt;&amp;nbsp;&lt;a href="http://www.secondlife.com" target="_blank"&gt;&lt;img src="http://activerain.com/image_store/uploads/5/2/3/1/0/ar121847941101325.JPG" height="187" alt="" width="210" style="float: right; margin: 11px 22px;" /&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;One of the things that made me go this route was the fact that now I am expected to have a second life..&lt;/p&gt;

      <title>Prospecting-Just Like A Beat-Blog-E-Mail and Call!</title>

&lt;p&gt;Quality content, consistent and interesting will get you return readers, fans and some blasts from the pasts..once you start building relationships you got yourself a strong sphere of influence.&#160;&#160; But how do you get your sphere to take you serious?&#160; Here are a few of the observations I made.&lt;/p&gt;

&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;It started with a blog post&lt;/strong&gt;&lt;/span&gt;-with the post came a few comments lots and lots of views, posted it on&lt;em&gt;&lt;strong&gt;&lt;a href="http://twitter.com/midorimiller" target="_blank"&gt; twitter, &lt;/a&gt;&lt;/strong&gt;&lt;strong&gt;&lt;a href="http://www.mybloglog.com/buzz/members/midorimiller/" target="_blank"&gt;mybloglog&lt;/a&gt;&lt;/strong&gt;&lt;/em&gt; and facebook too!&#160; I saw people I hadn't seen in a long time..why because I had a catchy title.&#160; But the catchy title was not enough.&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;

&lt;p&gt;$20.00 in donations until yesterday I made that donation..it was the only donation I had.&#160; That's why&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;phase two began:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;E-Mail&lt;/strong&gt;&lt;/span&gt;-I utilized my database of all the email addresses I've collected..Next phase e-mails because I need to make bail.&#160; After I hit send...in a matter of minutes I finally had some donations!&#160; This morning I was surprised and the donations keep trickling in!&#160;&lt;/p&gt;
&lt;p&gt;I had my thank you email ready to go..and then I continued to spread it on the web.&#160; Is it enough?&#160; No it's not!&#160; I'm committed..even if I met my goal.&lt;a href="http://www.moola.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;.MDA &lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;can always use more donations and a real estate professional can always use more customers.&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;a href="http://www.midorimiller.com" target="_blank"&gt;&lt;em&gt;Real estate thought&lt;/em&gt;&lt;/a&gt;:&lt;/strong&gt; Prospect as if you had no business you can bet you will have steady streams of income.&#160; This may help in preventing dry spells in income.&#160; One of the main reasons agents get out of the business.&#160; When will I get paid again?&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Here's the finale&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
